As of Sept. 1, 2009, the state of Washington began requiring home inspectors
 to be licensed and to follow defined standards of practice. One requirement
 makes a preinspection agreement mandatory and that agreement must
 include certain elements. A pdf of my preinspection agreement is at the

Full, specialized and Structural Pest Inspections are done on
 a non-invasive,visual basis. Any findings or recommendations are
 
the opinion of the inspector based on the visual evidence in the
areas covered.

   Home inspections are performed in accordance with State of Washington
 Standards of Practice. Structural Pest inspections are performed in accordance
 with Washington State Dept. of Agriculture rules and regulations.

   All inspections are limited by accessibility. Accessibility can be limited
 by personal possessions, unsafe conditions and the size of the access point
 or the area to be inspected.
 Keys and permission for access is the client's responsibility. 

   Specialized or Specific inspections are limited to
the areas specified
 by
the person or entity making the request for the
inspection.
 Inspections done for Real Estate transactions must leave the structure
 in the condition it was found.
